Nelson Capital Development, Inc. has purchased, rehabilitated, developed, and managed residential real estate in the Chautauqua County area. It was the sponsor/developer for Charlotte Villas I and II in Sinclairville, New York, the Carroll Manors I and II in Frewsburg, New York, and the Collins Manor in Ripley, New York. These are elderly housing projects funded and subsidized by the USDA Rural Development and New York State Department of Housing and Community Renewal. Nelson Capital is the managing general partner of each of the limited partnerships that own these housing projects.

Nelson Capital was also the sponsor, developer, and managing general partner for the 832 Foote Avenue Limited Partnership. This partnership was closed in 2004 following the sale of the property.
